I might be able to agree with the ideals at the beginning of the war, but the fact is that things have changed.

Saddam is gone and the WMD issue is now a mute point. The focus of today is that of policing Iraq and trying to control the chaos. That is NOT the job of our military.

You can not win a war when the enemy is an ideology.

While it would be great to build a strong democracy in this country, the fact is that our country has some rebuilding of its own to do at the moment. If there was ever a time to be selfish in our homeland, it is now.

As I have stated in another thread, sometimes a Dictator is a necessary evil to maintain control of a region. We probably could have controlled Sadaam, and we could absolutely influence control over to a new dictator today. I understand that many folks will not be pleased by my opinion, but it is a reality that needs to be addressed.

As far as "Socialism" goes, I do not want to see our culture turn into one that is not productive, or feels a sense of entitlement either. Our current welfare system gets taken advantage of and we let it happen based on fear.

However......

I do feel that in order for us to lead the global charge, we need to lead by example. As I am a citizen of the wealthiest country in the world, I honestly believe that NO American should be hungry, NO American should be denied access to an affordable education, and NO American should go without health care.

THAT SAID....

Rules need to be tightened, and if you have the ability to work, then you need to get off your backside and be productive.

Unfortunately, people will always find a way to take advantage of the system at any level we just need to find a way to balance it.

I have been talking about a mixture of Capitalism and Socialism for a long time now. With the wealth that is created via Capitalism and Democracy, there comes the responsibility of some socialistic programs. I see this as a small and fair price we pay to enjoy the greatness of a free nation. If you disagree, lets take a trip to Somalia, Dafur, N. Korea, ect if you want to see what unfair looks like.

The fact is that this is coming. You can not stop it 100%. So the real battle is going to be based on the spending being paid out fairly and that the budgets are done responsibly.

I agree that it goes deeper than skin color.

It is not the politcs behind this for me, I see this as a turning point for our country in the respect of having more Americans deciding to have a voice and participate in the political process.

People actually cared enough to get off of the couch and exercise their right to vote.

That is an amazing occurrence, and something we should all be proud of.

Since Socialism is the hot topic of the day, I would like to ask folks an honest question.

If you are a conservative, how are you able to support a war in Iraq with such a large price tag, yet be so against helping one another in our homeland that are less fortunate or currently troubled?

Stupid people are just stupid. It does not matter what the color of their skin is, and there is plenty of stupid to go around.

Didn't two white guys in Tennessee try and rob a couple of gun stores with a plot to kill Obama? For some reason I picture them in food stained wife beater shirts, a case of Budweiser in the trunk, and their plans written on a napkin.... :D

Stupid does not discriminate by racial lines!

Jon is correct, there should not be an issue with a listing agent accepting an offer, most of the time they jump at the chance as they get double the commission.

Also, a listing agent has to present ANY AND ALL OFFERS that they receive. NO EXCEPTIONS. It is their fiduciary responsibility to do so.

Now I personally feel that it is best to use a Buyer's Agent, as you are paying for the service anyway in the deal. Let a buyers agent deal with the hassle of the paperwork shuffle and phone calls. However, you are not required in any way, shape, or form.

On a side note: Be careful, if your first agent showed you the property, they could try and come back at you as the procuring clause if you close on the deal. So just be aware of that and protect yourself from that type of issue.

It really does not matter what your politics are tonight. The fact is we just witnessed a very historic event, and I am proud of that.

Our country has come a very long way in a short amount of time.

40+ years ago black folks were sent to the back of the bus, and today we elected our first President of African-American descent.

That shows a lot about our country, and while I might not agree with his politics, I have never been more proud to be an American than I am tonight!

Honorable Mention:

6. Cutting too many corners on your rehab and/or not doing deferred maintenance

The fact is: A sub par rental home will attract sub par tenants.

If you own a rental home, you have a responsibility to provide a good, safe place for a family to call home.

Just because a past tenant tore up your home does not mean the next one will. If it happen over and over, look in the mirror at you, or your management companies screening process.

I am not saying you need to have the Taj Mahjal here, but a good, safe, clean place that a person can call home can go a long way to preventing financial headaches.
