I would like to think I am in the Equity Business. Cash Flow is just the icing on the cake.

Call guys like me! LOL

I just got a 25 home package, and will be selling it for around $300K. ($12K per house!)

You are on the premiere site to find people who have access to deals, just keep poking around and you will find the best folks that can help you here on BP!

Post: Mailing List - How often?

As often as psychically possible without being annoying!!! LOL

Every property, but also a personalized letter, some facts, or links to websites (Like BiggerPockets.com!)

Exposure is the key, but if you are going to send people advertisements on a regular basis, make sure to include something of value so that it is not just another BUY-BUY-BUY marketing piece that they will most likely discard.

Thanks,

Unfortunately, banks play by a different set of rules than the rest of us.

However, there are so many good deals on REO properties, that it is worth the headache!

You experience is all too common! Just stay on top of the Agents, and keep the pressure on them!

Have a Profitable Day!

Post: Learning the "Double Close" Short Sale Model

This would seem so much easier than getting the Sellers to sign over a Power of Attorney, the method I have seen most people use.

The above example does not have the transaction funding fees, but feel it increases your liability.

Would my assumption be correct?

What are the acceptable fees to pay for Transaction Funding?

Thanks!

OK, Jon does not like the "Oracle" tag, but even he can not dismiss the fact that he is always dependable, and solid as a rock!

Post: Need a new phone. Which one do I choose?

I have a BlackBerry and my Wife has an Iphone.

After playing around with both, I wish I could marry the two and have the perfect phone.

However, If I had to pick one, and only one, it would be the Iphone!

(You were right Josh, once you get used to it, the thing is a POWERHOUSE!)

WIll, you have my sides cramping from laughter!

So far, this looks like a great discussion!

We have some pretty sharp people here at BP.........If I am not learning something new, I am at least always re-thinking, and trying to improve my investment thought process by hanging out here.

Great thread guys!
