Have a private note of 800k that I need to have bought out due to the current note holder failing health. The note currently includes 4 New Construction Home, all full framed, and currently installing doors and windows. Each lot has a value of 275k including land. Thats 1.1 million in value. No additional funds are needed for construction. Simply needing the private note bought put for a 3 month period. We will be refinancing the note but with holidays it will be slow. Time is of the essence to get the private note holder paid off.

Looking to dod a 3 month deal and willing to pay 15% return. Investor can either hold title for that 3 months or take first lien.

1st lien position and cross collateral.   Signed with both a promissory note and Mortgage.

Established New Construction Home Builder, building 50 plus homes a year is looking for private money investors.  We are moving away from institutional lenders and there ever changing rules by the day and looking to partner more with private money.  Though private money is more expensive, with what we make up for in speed with private money it balances out.    Traditional notes range around 500k,  paying up to 15-18 percent returns,  3 points, first lien positions and more.

New construction home builder, looking for a private investor who would buy out a private note on a build at 800k. Current investor is of rapid failing health unfortunately and don't want to get wrapped up in buying out stuff after a death.

Home appraised over 1.5 million - AS IS value is over 950k at this time. Less than 6 month construction remaining. Under contract at over 2 million.

Paying 15% return, monthly intrest, points and collateral for the right investor that would be interested in this deal.

Very little down side, you will hold the 1st lien position on the project as well.
