Looking for private investor to buy out another private note due to failing health

New construction home builder, looking for a private investor who would buy out a private note on a build at 800k.  Current investor is of rapid failing health unfortunately and don't want to get wrapped up in buying out stuff after a death.

Home appraised over 1.5 million - AS IS value is over 950k at this time.  Less than 6 month construction remaining.  Under contract at over 2 million.    

Paying 15% return, monthly intrest, points and collateral for the right investor that would be interested in this deal.   

Very little down side, you will hold the 1st lien position on the project as well.
