Looking for Private Investor for 3 month deal

Have a private note of 800k that I need to have bought out due to the current note holder failing health.   The note currently includes 4 New Construction Home, all full framed, and currently installing doors and windows.   Each lot has a value of 275k including land.  Thats 1.1 million in value.  No additional funds are needed for construction.  Simply needing the private note bought put for a 3 month period.  We will be refinancing the note but with holidays it will be slow.   Time is of the essence to get the private note holder paid off. 

Looking to dod a  3 month deal and willing to pay 15% return.  Investor can either hold title for that 3 months or take first lien.
