Welcome to BP... there are lots of people here willing to help and a vast amount of knowledge. I am in central jersey but wouldnt be of much help to you regarding note investing but i may keep an eye on this thread as i love learning new things...

welcome to the club... what areas are you specifically looking to invest? I am in central Jersey so i am not as familiar with Northern Jersey but always interested in learning and hearing what others think is a potential for opportunity. I know a lot of investors were having luck a while back in Jersey City area but not sure what prices are like now...

My two cents as some one who has dealt with Realtors, had my license for a short time and still know plenty of them. Like with many things having your name out there helps as people like what's familiar to them. That being said the other suggestions are great. The reality is starting out is hard work, lots of calls and hand shaking and growing relationships. That is why many agents when new will take a listing for a stupid price just to get their names out there and in some ways to find new buyers for other properties. The question is what kind of agent you want to be. If you are tired of buyers well sellers many times are more work. You have to win their business and truly your job is to manage their expectations which often are to high. Then you have to deal with them wondering why havent you sold the property then when you get offers you need to explain why its a good offer or not. With a buyer if you do your job and know what they want and screen them well then do your job and find them a good property.

As i said before depends on what type of agent you want to be. So many agents tell people what they want to hear only so they come back in three weeks top convince them that the price must be lowered. Its bad business and a waste of time in my opinion but its free advertising. 

Once you establish a reputation for getting  the job done your referrals will carry you but until then its about expanding your sphere of influence to where people will think of you when some one says "hey do you know an agent"....

Again my thoughts on the subject from my experience over the years with good and bad agents.

wow.... i don't know how to feel... At first i saw the thread pop up and saw how old and i thought ok probably hundreds of people telling their horror stories... then i realized it was ll your story. I have to say i laughed, i cried, i threw things. I learned to love and hate and learned to be scared, be very scared. 

It took all my willpower to not to skip ahead to the last page as i didnt want to ruin the happy ending... damn damn damn i cant believe i went through all that and got no results... This is like watching game of thrones and realizing i have to wait til next season to find out what happens... god bless you and all you have gone through and for still telling us your story as frustrating as it must be answering posts that repeat for three years.

i saw that report...  i dont understand why the laws are the way they are... I am sure at some point there was good intent behind these protections but this is ridiculous. You make a mistake but now the laws protect an obvious con artist. How can they force this family to keep someone who they were paying in their house? What justification...It reminds me of how difficult it has become to fire state employees even when they do horrible things..Feels like government needs to get out of the way and return peoples rights. (I admittedly dont understand the origins and reasons for these kind of laws)

I understand the difficulty. For years i worked with agents who would push the appreciation as part of the reason to purchase (during the boom) i explained the numbers dont make sense and i am a buy and hold guy... I found it very difficult to find an agent that understands that. Basically what i did was create relationships with a few agents in different areas that i am interested in. I gave them the basic idea of what i am interested in. Essentially don't send me ... or many times i will say look out and high light for me a property that may scare others away and is priced accordingly or a property that seems to be priced a certain amount below market. Also to some to simplify it ...keep me informed when some thing new comes on the market just in a price range. But i dont expect them to run numbers and i dont mind getting auto send from the mls but i do hope if something pops up they contact me and say hey this may be something good for you.

Like others said give them as much info as possible but at the end of the day you dont want them not sending you something because they dont think its a good deal and you may have thought it was so better to get more properties sent to you.

I have no real experience at the Philly auction but I have a cousin who has successfully been purchasing for years.

That being said i attended an auction with him and learned an extremely valuable lesson.  The list came out and he found some opportunities that he was interested in but all went for money than he thought was a good price. And finally he bid on one and to his surprise no bids against him. that raised his suspicions... When we went to the property he realized he looked at the wrong place and the one he bid on actually was next door. It had no roof, no stairs , no walls in some areas a total tare down. He forfeited his down payment and learned a lesson he would not soon forget.

Welcome to BP i am in centralJersey i have a couple of properties under my belt but definitely learning all teh times and still feel like a newbie. Trying to find a property the last couple of months has been tough... Definitely a lot of information on here and some of teh most valuable resources are the members here... Visit often and ask a lot.
