I am a licensed real estate broker for the state of Indiana and I also offer flat fee listings nationwide with licensed local affiliate brokers in various states.
If you just want your property listed in your local MLS and Realtor.com and not pay a full listing commission, then flat fee is the way to go. If you need assistance from a realtor with negotiating, purhase agreements, and closing the sale, then I would suggest using a full commission agent.
Keep in mind, by listing your property in the MLS, if a real estate agent brings you a buyer, you will still have to pay their commission at closing which is 2-3% (you decide) which will still save you at least 50% in commissions. Just make sure that you are working with a realtor that belongs to the MLS where your property is located.

You definitely want to make sure that your property will be listed in the appropriate MLS where it will be marketed most effectively. You also want to know what exactly is included. Flat fee listings are the way to go for people who mainly want to market their properties and are willing to pay a commission to a buying agent if they bring their buyer. Either way, you save at least 50% and you are expanding your marketing to a lot more potential buyers than just posting it in the newspaper or placing it on flyers.

I'm not sure about Google Voice but you should check out phone.com. They offer an expensive way to handle inquiries and some of the features include transfer and call forwarding.

I had the same situation happen to me. I bought a property for $30k, sold it for $75k. It was forclosed on and listed for $5k! I was so tempted to buy it again, but I didn't. I am still thinking about that lost opportunity. Don't make the same mistake I did! Go for it.

Hello Jason,
I apologize for responding so late but I just wanted to add my two cents. In this type of market, it is very important to buy at the right price so you can sell at the price. In my opinion every house will sell at the right price. So with this being said make sure that you have room for repairs, materials and a good profit margin to work with. If not, move on to the next property and you shouldn't have a problem.

I'm relatively new on the site and I find it very intriguing. I've added my input and was helpful to many people and not so helpful to others. It doesn't affect me at all. Everyone is entitled to their own opinions and I feel that I can always learn something new. I love real estate and I love helping people and obviously the people participating on this forum feel the same way.

I also think it is sooo wonderful what you're doing here. May God contrinue to bless you and keep you. Have you considered investing this money into a cheap home to renovate and provide temporary housing to victims who lost their homes to fires, disasters or anything? For example are homes for as low as $2000-$3000 here and need minimal fix up. If you have those type of deals in your area, that may be an option. Whatever you decide, I know that is would be put to good use. Goodluck!

Thanks for clarifying this. I just remember our local bank here in Indiana offering properties on land contract to the buyers. They had to prove their income and so forth. I used to visit their site online under the real estate section. Maybe it was another company they were working with or something.

I am a licensed realtor and unlike many realtors, I offer flat fee listing services. Your listing will not only be on the MLS, but it will also for through a listing hub that I am signed up with that lists your property on 60 more online websites which include realtor.com, zillow, to name a few. A complete list is on my website which is www.globalrealestategroup.org. I charge $495.00 but will work with you if you have multiple properties. I wish you the best of luck either way. Not all of us realtors are bad. Some aren't just willing to adapt to the changing market.

I also think you misunderstood. There was a time when some banks did offer homes on contract. I wish they would do that again! I would be all over it!
