I prefer to use American Home Tradition or Valspar paint. You can buy these at Lowes. I personally do not like Glidden. It's cheaper but it is thin and you have to apply more coats. Beige or moss is a great color choice because it creates a warmer feeling than white on white. I hope that helps!

I've purchased many homes here in Indiana with no money down. Our property taxes here are in arrears so this means you get a tax credit at closing for almost an entire year if you purchase the property at the right time. You can purchase a rehab for as low as $2000 bucks and the taxes are usually that much or higher. The tax credit that you receive covers the amount for the house including closing costs. Now the rehabbing is a whole other ball game. I've actually only put as much as $5,000 into the property, sell it or rent it out.

A lease purchase will not work but a land contract will. The land contract does not even have to be recorded. I know this for a fact and have used the tax credit received from the buyers to secure as a down payment on the land contract. They simply sign a promissory note to pay th down payment once they received the check.
