Here you go...another unrequested male popping off. I have not been in your exact position, but I have had difficult landlord times like last Christmas. Had 2 problem (temporary) cash-flowing SFR's on great long term debt where agent, parents and friends were telling me to sell. Fortunately, I read John Schaub's "Building Wealth One House at a Time" once again and was reminded hold it forever unless it goes 2-3X and you can better deploy funds. I have been single far too much and believe monogamy to be beneficial. I suspect you will have no problem in that arena. In the meantime I suggest watching the movie "Joy" with Jennifer Lawrence.

I heard that on the property taxes Will Gaston. Bought 3/2 SFR in 29223 from Auction.com for $90k. Did $15K in repairs, refinanced and got reassessed at $113K earning me a whopping tax bill of $4103. Oops.

Just bear in mind that you are not the customer.  The seller is, and everything is done for their benefit (i.e. phantom bids, bid time extensions, and minimum bid increases of $10k) .  I purchased an out of state rental last year and am happy with purchase despite bad service.  I won a 2nd property and a low level service person kept telling me that they regularly do  1031 exchanges, which they would not do.   However APIexchange had told me in advance it was not likley.  I just won another out of state occupied forecluse from them below the reserve price.  They phoned me about 3 minutes after winning to request proof of funds and a signed contract.   We will see how this one goes.  My SDIRA is buying the property.

A tenant moved out and I have decided to rehab/sell a rental due to "sellers market" in Sacramento.   I need to get a nice $40-$80 address plaque for curb appeal.  Delivery time seems to be 4 weeks.  Where can I get a nice plaque in 2 weeks or less?
