I have a small property management company, about 100 properties, mostly in Carlisle, Harrisburg and Middletown areas but we do manage one property with 2 apartments in York. Would be interested in taking a look at your property. Our standard fees are 10% of rent collected plus 10% leasing fee for a tenant we place. We split late fees 50/50 with the owner, and we don't charge any additional management fees. We have a team of 7 full-time maintenance guys, use Rent Manager for accounting, do property inspections at least once a year at lease renewals, plus everything else typical of property management. Would be happy to discuss with you more if you're interested.

@Jason Stutenroth, welcome.  Thanks for the colleague request, I'll reach out via PM.  Would be interested in getting together for coffee.  Thought your approach to reading/listening/studying something related to RE investing each day was great.  I used to commute to York couple times a week and listened to the BP Podcasts on those commutes, gained a lot of great info and ideas.  I miss it, need to build some time back into my routine somewhere of keeping my mind sharp and learning more from others.  Kudos to you.
