so I currently have a property with Castle Property Management Company. It's been a horrible experience they have not winterized my property I have busted water pipes. It's been impossible to get a hold of the gentleman Felix Wong. I recommend you stay away.

Hey thank you for the kind words. The most disappointing part about this is I have no idea what went wrong here it was a good deal. it was a all cash deal we are getting the top rent for the area, its just strange and I don't understand it but it is what it is. I did contact a real estate lawyer and he is set to contact me in the am. Thank you for helping me out, and Ill defently keep you informed on how this turns out.

Nicole W. I completely understand what your saying none of this makes any sense to me at all and she will not really communicate with me which is why I'm feeling set up and i want to protect my self.  I will never do this again..

hey thank you guys for the input. This was definitely a stupid deal on my part. she has not told me why she was up happy. I put the money in for the repair but not for the purchase of the house but  my name is on the title and deed of the house and the lease is in my name as well. I will never do a partnership again like this ever.  smh learning lesion for me I guess. Thing is it was a grate deal and a cash deal. Because my name is on the deed and titel that does mean that I own 50 percent of the home correct so the only way out is to sell and move on ??

Hello Guys, 

So a old friend found out I was an investor in real estate and proposed a deal to go in 50/50 on a few properties. The plan was to buy an allotment of homes for long term. The money for the first home came from a bank account that both our names were on and both or our names are on the deed to the home as well. Now the partner for whatever the resin is unhappy and wants to get me to sign over the rights without spiting the value of the home. We did not have a signed contract for this deal it was done on a handshake so that's the first mistake noted .I need some help on how I can protect my investment?

Hello Guys I hope all is well with everyone. I am new to investing and I found this site a few months ago and its been gold for me. I need some education from you guys please! I have one rental property and I am looking to build passive income and multiple streams of income. I plan to continue to buy rentals in the future. I just recently purchased my first property in cash. I would like to continue to buy in cash but I need to build my cash back up now. To do that I want to flip homes and take the cash made to buy rentals for long term holding. I found a contractor that just recently got my first home up and read to be rented. He has agreed to work with me exclusively. But with all that I'm stuck.. Help!

My first question is How do I prepare my self to ask a hard money lender to finance deals?

My second question is should I get a real estate license or do I need it? If I need it where is a good place to get online training?
