Home depot if you have a sizable order you can go to the pro desk have your list put into the bid room. It is wise to get a complete list. The discount can be worth it

I do not use Home Depot for special orders

Each job is different for me as I work with customers and use their vendors without issue

Getting good vendors takes time 

I personally use Builder Supply for windows

I use Hirch for plumbing 

United Refrigeration for HVAC

Ikea for cabinets

It is an odd way to defend your program. I just ran across the ad in CL San Diego. I was curious googled your name and came across this. 

I do not disagree with defending your reputation or name but the manner in which you did so I think has a bit to be desired. I think litigation is something needed as a vehicle at times but not to be flaunted on a bulletin board in my view.

It has been awhile since I have been on bigger pockets so your ad at least prompted my coming back here. I do thank you for that. I forgot what a valuable resource it is.

Some good responses above.

The best way to save on material is to not over buy and limit mistakes.

Review what you are buying and explore options that will save money.

Buy only off the shelf items from Lowes and Home Depot. They are poor at special orders.Buy in one big lot and have it delivered and have it go to the bid room.

Find local supply houses and check price and availability. Establish relationships and accounts with ones that are good. Try to deal with only one person at a supply house and box stores the relationship over time pays off.

I was a young man and had to sell to car dealers. I typically ended up with the GM or the Owner for the final negotiation. I learned a couple of things from swimming with these sharks.

First and foremost I would say do you homework. Know what you want. What you can settle for. Without homework negotiation is an exercise in futility.

Second listen to the guy across the table and ask questions, never interrupt and never insult

Third Be flexible and willing to negotiate that is what you are there for.

Fourth Be prepared to take a stance and walk away amicably.

Fifth If you have the opportunity to close close that door immediately.
