@Roy N.

Thank you very much, Roy. Really appreciate your reply and will try to get a foundation specialist to check it out. If you have experience dealing with the foundation cracks, any idea on the estimated cost ranges to get it fixed?

Dear BP members, I checked out one investment property and really interested in it. However, while looking through the house, I noticed there is a fairly long horizontal cracks in the foundation above the ground. I did some research online and learned that many people tend to shy away from the foundation issues, especially with horizontal cracks. This property is built in 1929 approximately. Does anyone has any experiences in this type of problems and have an idea the cost to get it fixed? Thank you!

Hi @Jennifer Escobar, since MLS has the most up to date sales data, and MLS access is restricted to licensed agents. It is a good idea have the license to determine the ARV.

My dear fellow NJ RE investor on BP, this is Lee and I am fairly new to real estate investing. After being frustrated working with agents who didn't even know what ARV stands for, I decided to get the RE license to serve my own investing and help fellow investors. Currently, I am licensed in NJ and have access to NJMLS. I am happy to run some CMA for fellow investors (just PM me). Also would like to connect fellow investors in the north NJ area to exchange ideas and help each other to grow. Have a great Friday!

HI Mary,

In NJ, the advance notice to be given by either landlord or tenant who wants to end the relationship varies according to the type of leasehold:

Periodic estates have varying requirements:

An estate from year to year requires three months' notice;

A month-to-month tenancy requires one month's notice; and

A week-to-week tenancy requires one week's notice.

For your particular situation, I don't think you need to offer them incentive to move out unless you want to.

Best regards,

Lee
