@Aya Devin The no assignment clause is item number 37 and lines from 632 to 634 in standard NJ's sales contract. Let me know if you need any further clarification.

Aya, first, I never do a wholesale deal before. However, this is what I learned and hopefully it will help a little bit: Use the standard NJ sales contract, cross out the no assignment term and put your and seller's initial there, in the buyer section, put your name or assignee. Put a 30 day due diligence period in the contract and you should be good to go. After you find a buyer, use a simple assignment contract to earn your wholesale fee. I did one oil tank sweep before and it cost around 150$ (it is combined with the house I spectiin). It is a fair straightforward test just to sweep if there is any metal in the ground.

Thank you very much @Josue Vargas for the great input. The house does have a basement and both sides have cracks. The crack on the other side of the house is smaller as compared to this one. I think both you and @Roy N. are right on the potential cause of this problem since this house is very close to the flood zone.

Thank you again, @Roy N.. My contractor just gave me a quick estimate of rehabbing this property is 65K, without plumbing and electrical. Given the foundation uncertainty, I think it is probably wise just to walk away and move to the next one. Much appreciate your insight.
