Yes, I've reached out and had quotes from a few licensed tree/landscape companies. On the day of the job they come say they cannot do it. And yes They have all said its too dangerous to climb.

Hello!

Long story short: the tree in my backyard is too dangerous for landscaping contractors to remove. What can be done?

I purchased a property with a dead tree in the back. I did not think anything of it, and the inspection report only has the actual house on there. I wanted to get rid of the tree because it is leaning on my neighbor's pool equipment, however multiple contractors have declined to do the job stating it is too risky. They say the tree is "too dead" and is starting to come out of the ground. I am unsure of what to do as this tree is not only dangerous, can cost me a lot of money given it falls on my neighbor's, but it is a hassle to remove... Have you ever experienced something like this? Could you give guidance on how I can go about safely removing the tree? (and no I am not willing to DIY this project LOL)

@Matias Torres That's awesome! would you 1031 exchange your SFH or does that not apply in this case? We are considering a multi family for our next house hack actually. I think that's a great way to go if you want your own space especially if you're going to have kids running around sooner or later. I don't know your situation.

We plan to keep is for a while as long as it cashflows after we leave. Right now, if our numbers work out, we will be paying about $200/m in mortgage while living there. We are going to do mid-term rentals while we live there and manage it all ourselves at least for now.

Thank you @Eduardo Aguilar, this helps a lot! I could possibly write off partially the things I am "improving" since I will benefit from it as well as my tenants. Just need to figure out the %. And you're right, the investing doesn't stop at this house hack!

Hello,

I purchased my first house hack in Sacramento, CA recently, and I have some questions about tracking expenses.

What do I need to have to have in order to write off expenses as I am prepping the property for renters, adding features, and getting renters in?

I've been tracking all of my expenses using excel and Stessa which I really like. I do not have a registered business, and the property is considered my primary since I will be house hacking it. I know I am all over the place, but my main concerns are as follows:

1. Do I need to create and register a business with the government and if so what kind do I need for tax purposes/me needs?

2. I've been using capital from my W2 to fund the work on the property, can that apply to business expenses?

3. I do not at this time have "proof" that rooms will be rented out to tenants. Does that affect my strategy for tax planning?

Hello,

When doing market analysis for income growth, population growth, rent growth, etc. do you compare the numbers from last year to this year or for the last 10 years? I am finding a lot of data from 2019, but the last couple years have been rather different than the trend from the past decade.
