Market Analysis YoY vs 10 year span.

Hello,

When doing market analysis for income growth, population growth, rent growth, etc. do you compare the numbers from last year to this year or for the last 10 years? I am finding a lot of data from 2019, but the last couple years have been rather different than the trend from the past decade.
