Dennis S. Let’s move our conversation to here. Called your structural engineer and he recommended I call a home inspector. The bigger question now becomes, when to hire a home inspector? I have a limited time on the ground in KC this weekend and is it worth the money to have an inspector with me when I see the property on Saturday? How much can I expect for an inspection report on a 3BR in KCK?

Looking at a house that has some foundation issues. The seller says it needs minimal work to sure things up via a contractor they’ve had bid the job. The pictures seem to show it’s a bit more of a job. I’m in need of a foundation company or someone that can tell me what I’m getting myself into. This will be a Rental, but I’ll sell it at some point. Any recommendations in foundation based company’s for SFH in KCK?

I have a targeted lead list that I'm going to embark on calling this week. These leads were pulled with the help of a BiggerPocket's member and I'm excited to call them all and hopefully get some deals going.

Are there any pointers you guys have when calling leads? General or obvious do's and don'ts?

I've noticed that a tax sale in a particular county I invest in has hundreds of properties listed on the county site. Weeks before this number starts to drop. The week of only a fraction of these homes are still on the list. 

I attribute this to a couple of things, but I could be wrong:

1. People pay their bills

2. Investors scrub the lists, make contact with the owners and make a play to purchase the property before the tax sale.

If the 2nd is true, does anyone have a success rate or strategy they like for acquiring these delinquent property owners? (I'm looking at you @Ethan Summers )

@Steven Hamilton II To repeat. Using my miles for business travel would be wasting them if I can afford to pay for them through my LLC through my business SWA card.

What percentage of travel is tax deductible for further clarification?

I'm going to be taking some business trips to Kansas City soon. I'm using my SWA miles and it occurred me the other day I might be "doing it wrong". I have both a personal and business SWA card. 

If I'm able to write off travel on my business credit card is it smart to use my miles for business travel? Or should I be saving them for personal travel? Or did I just answer my own question?

@Matt K. I’m leasing a car now from a family member, but not past December. I’d be paying for the truck cash or half cash, half finance. So as I said before, leasing is out of the question 100%. I drive a TON for my W-2 job currently, so no lease.

The purpose of this thread was to find out if there are any benefits buying the car under the LLC OVER under my own name given my situation.

@Matt K. I couldn’t lease. I put too many miles on without that road trip to KC.
