Has anyone found more success using hand written letters when contacting owner? I am currently writing a few and am wondering if I am wasting my time by handwriting these letters and if I should type a catch all letter and mass distribute.

Hello All, I'm a soon to be licensed real estate agent/investor in the Cleveland area. My plan is to fix and flip properties, invest the proceeds into small multifamily and eventually work my way into apartments. @Alex Varner Contractors today are far and few between. Anyone asking for 50% upfront might be trying to pull a fast one on you. Ask for justification ask to why he needs the 50%. Is it for materials or rental equipment needed for the job? Usually a house rehab should start with demolition and that only costs the contractor time and a few bucks to dispose of the waste. If I were you I would integrate a scope of work and schedule to ensure work is progressing and to allocate payments accordingly as work is performed. And an upfront payment of 10% is more than adequate for a contractor to get started.

I am diving into my first deal in Cleveland Ohio. with a HUD home and am curious is anyone has experience with HUD Repair Escrow accounts.

My plan is to use a conventional loan with 5% down and am wondering if anyone has gotten a loan larger than the asking price to help pay for the repair escrow
