@Milad Razavi Design build was made for a more efficient way to build projects in a timely manner. Typically you'll see design build firms finish on time and under budget depending on scope of work. They are a one stop shop to get a project delivered on time without all the miss coordination as the design. Bid build route would take. You seem to be in a great position and I would highly recommend going the design build route! It is the future!

@Sarah S. That's a great deal if I've ever seen one. The zoning of manufacturing puts you in a unique position. You could make out great if you know of a manufacturer looking to expand. Also the residential side has tons of potential since you are very close to a military base. I'd say negotiate down and develop that sucker!

@Vincent Herrera Refinance and repeat! As long as the new loan amount won't affect your cash flow to much, u would suggest refi and go buy a new one to rent out. The power of BRRRR is one of the most useful tools an investor has!

@James Saturley Any home 2-4 units is still considered residential property. So a sales comparison approach is still used to sell those types of property. Real multifamily are 5 units and above and require cap rates had NOI to produce a sales price.
