@Mike M. When it comes to the garage situation, it only affects it really when there is no garage at all as opposed to having one. Some properties have had the garages taken down as opposed to fixing them and tenants typically don't like that. Tenants would rather have a garage but like I mentioned before, it does not turn them away, just think a little more before picking that house. As for the dishwasher, we typically do not provide appliances unless its a 5+ Unit building. Tenants usually bring their own appliance. If Appliances were left at the property, they are welcome to use it but it is their responsibility to fix them if they break or get rid of them. Hello @Mike M.,

From my experience renting out units, tenants would prefer to have a dishwasher but is never a big deal breaker. They worry more about a fridge and stove. I have rented out a few SFH in the Parma/ Parma Heights area and I did notice that people do like to have a garage given the weather we have in Cleveland. It is not a deal breaker but a lot of times, it will make the renters think twice before picking.

Lokal Real estate does meet ups once a month I believe on Thursdays. Agents, investors and more tend to go and it's a good time to meet and network! You can check out their Facebook page for more details on the luncheons. The last one was April 19th, so you will have to wait till May but worth a shot !

I'm wondering if this isn't too drastic.  In Cleveland for example, the population is declining by 1%.  But the Cleveland Clinic is building new hospitals, which means more nurses, medical techs, ambulance drivers, orderlies - people who RENT and are in a stable industry.  I don't care how many billionaires or homeless people leave Cleveland because those aren't my renters.  The segment of the population that matters are those who'll rent a 1,000 sq ft 3 br, 1 bath cottage in Parma Heights OH, and THAT segment of the population is exploding in Cleveland.  So I don't dismiss a market due to top-level population numbers. I drill down a level deeper and see how the TENANT population is trending, up or down.  If that's the wrong way to think about it, let me know!

 I agree with you, its always good to look at the whole picture. Don't forget Amazon is also building a Location in Euclid that will produce more jobs. Even though the population is going down by 1%, I haven't seen any drops in the renters department. I actually have been getting a lot of requests to find rentals lately also which I personally did not think would be the case as a Real Estate agent. From my experience so far, Cleveland had been a good area for rentals and I plan on Investing here also!
