That is pretty shady. Being an agent myself and an investor. If I met up with you understanding that you are investor. I would mention it to begin with. My fiduciary belongs to you. If I bring you a deal I would be black and white. Anyway, I would look for an agent that you like and you can trust.

All the advice here has been pretty solid. Since you're 18. You are on the right track investing. I wish I started that young! I would say increase your active income so that you can continue to save and finance deals. This will allow for you to expand your portfolio to a greater scale. This could be done from working more or starting businesses/ side hustles. You got this!

Good stuff you got going on! Thank you for sharing your story. I have started investing upstate NY. I am an investor and realtor in the Greater Binghamton area. If you are interested in multi-families here they start from about 100k. Anyways keep it up and glad to hear your story.

Hi Tameika, It all depends on your goals. I was a full time doctoral student but I had already starting real estate investing through a house-hack. I understood the power of real estate. I left my doctorate program and now pursuing an MBA. In this process I became a realtor. I believe it will benefit the right people depending what you want to get out of it. If you want to make active income on this end of the sale then it will work. For me personally it's a strategy. I can BRRRR, Flip, JV, List or Wholesale. I hope I contributed value to you.

Yes, just study the market you invest in though. In my area the overwhelming issue is evictions and tenants not paying. I don't want to discourage you. I believe there's opportunity. I bought during this pandemic. Just make sure you know the market and build a solid team. PM, Contractors etc.

The advice here is great. One advice is to have good book keeping. Make sure you understand where all your money goes and when you scale up in your BRRRR properties it will allow for you to do more. Best wishes you got this!

It depends on your goals @Thai Tran if you don't want to get through the headache just credit it to the buyer once it is done. If I don't want to take on the rehab then that's what I'll do. If I have you have a contractor that can help you patch up the water and the mold problem where you can save money then yes do that. It's up to you. Best wishes on this decision here. There's positives on both.

@David Kelly is giving great advice here. Get an appraisal first and see from there, you might just need to Cashout Refi like you had originally planned.

Yes, I believe you should get a PM anytime you are planning to scale and want to earn more properties. Section 8 is no different. Besides the stereotypes you're going to need a PM eventually.
