@Christopher B. we do a mixture of prospectnow.com and our state's business search feature. With prospectnow.com some of the emails seemed fake, so we would cross-reference if we could but it did provide a good number of emails for folks who didn't have their property in an LLC.

For properties held in LLC's, the LLC's information is kept in our secretary of state website accessible to the public so we will go in there to grab the email. It is manual for sure but for us, mailers were just as manual (writing 500 envelopes - talk about hand cramps!) but we've seen way more success with emails.

@Collin Boyer We've had really good success with email prospecting. We also do mailers but emails have worked far better for us.

@John K. This is incredibly helpful, thank you for your insight! If you don't mind me asking, has one way or another worked best for you when trying to find these deals? For example, direct mail vs. calling people vs. emailing vs. ad campaigns?

Looking to hear any and all seller finance stories revolving around you (the buyer) landing a seller finance deal, and all the steps it took to get you there. Did the deal land in your lap somehow or were you actively looking for a seller finance deal? If actively looking, did you find any tactics useful when finding the right owners to agree to this type of deal? How did the deal pan out? 

I've scoured these forums quite a bit but haven't found something that answers this question fully yet.

Any helpful advice or lessons learned would be greatly appreciated! :)

Hi @Nicholas Flanders - Hope you're staying safe & healthy during these times. I am currently housing hacking in Manchester and it is cash flowing nicely even while living in it. I would definitely continue to look if you're able to, sellers are a bit more eager to sell due to the uncertainty around where the economy is headed. I really like Airbnb Automated's youtube channel and Live and Let Thrive the podcast, shout out to @Myka Artis. I also really like reading Passive Airbnb's blogs and anything by @Zeona McIntyre.

I am sure there are plenty more, but these are the people that have provided me with the most beneficial information.
