Hi fellow Bigger Pocket Fam,

So, I got approved for 125,000.00, so what can I do with this amount. Seek property in a State where it's more affordable for me to purchase, buy SFR, or Manufactured Home? I have a down payment too. I don't believe in can't, so seeking some advice and creativity here from an experience investor. Appreciate it.

I need to start networking and building like minded friends on BG, 2020, will be my year. The only thing I keep running into realtors that look at investing or people wanting to invest like it’s a joke. Negative feedback. So seeking real estate agents who love working with newbies and investors. Thank you

@Salvatore Lentini FEAR is what has held me back. Not knowing how to go about real estate investing. Listening. To too many people. I think, I'm overthinking also. I need to get out of my head. Plus realtors and lenders that say, you can't buy without no money down and I've allowed that to deter me. Then some RE investor too, are discouraging because they always start out like they want to help but then slide the boot camp and the fee to get information that I know they got from reading and studying. So that is what, I'm doing just staying focus and learning. I do have a question. Is buying a SFR first to live in for a couple of years and then later rent out a good way to get started. I got approved for SFR but not for a duplex. Any thoughts? Please advise.

@Frank Patalano just where to begin Frank. Good credit but my debt to ratio on the end is somewhat over the limit for the lender. Told I needs to put away 15,000.00 and then I can start my dream of investing. Then some mentors want money in order to even give advice. So I’ve just been studying and listening to podcast to keep my self positive but I want and need to make it happen. So a little discourage.

Hi, I'm needing some advice, So my FICO is 715, as I just wanted to see where I stood. I'm wanting to buy a duplex and live in one. However, my mortgage lender says, everything looked good but my car payment, it is making my debt to ratio to high. Tired of apartment life and its just my time to start investing. I'm sure someone on this discussion has had a set back and I am asking what can I do. I do not want a co signer, (for many reasons) even though it was a suggestion from the mortgage lender. A little frustrated, as I have been working on getting my FICO up and still another set back. So any suggestions of how to get myself in a position to get a duplex? (Any type of programs available?) Looking in the Kent WA area. Any advice given, I would appreciate and I thank you in advance.

Wow! Thank you for this story. Enjoyed the read so much information and empowering. I just got pre approved and of course researching by reading books and podcast. My desire is multi units too. I’m in the process of seeking a realtor who deals with investors because I know they would have a lot of information and knowledge. So congrats to you and your husband for stepping out on faith and making it happen. I’m on my way and well do what it takes to make it my goals come to fruition.
