Loan Approved Need Some Advice

Hi fellow Bigger Pocket Fam,

So, I got approved for 125,000.00, so what can I do with this amount. Seek property in a State where it's more affordable for me to purchase, buy SFR, or Manufactured Home? I have a down payment too. I don't believe in can't, so seeking some advice and creativity here from an experience investor. Appreciate it.
