 Yeah, I’ve had a few of those. The seller says one thing then the inspection comes and it’s another story.

We all know that once you decide to start in real estate and start looking for your first deal you just don’t trip and land on one. As I’ve come to realize while searching for my first deal.  I stick to my numbers and what makes sense. After visiting potential prospects and running dozens of number it gets discourging and maybe a bit impatient to land that first one and get your feet wet. 

Wondering if some of y’all can shed some light on their story on how long it took them to land there first one (I know it varies)? Also thoughts while in the process?

Going through the same scenario here. Made a few phone calls but no one can give an estimate until they physically see what they are working with. So I guess we’ll after negotiations.

@Ray Johnson  Compared to its comps this property has 1 less room slightly small square footage. I believe it will appraise for the stand still price. But I’m not too sure about not having more equity even though it will cash flow.

Hi there everyone, I'm in the middle of negotiations for my first property. I've analyzed the numbers on this duplex and will be going with an FHA loan at 3.5% down. The property will cash flow about $80 while I'm house hacking but will cash flow $788 when I decide to move and rent both apartments.

The negotiation is at a stand still at the moment since the seller is asking for the maximum comps value in the area. Which in turn I will start off with very little or no extra equity from the buy itself (hope that made since). 

   So in general is it a good deal when starting off with very little equity?

@Wade Sikkink yes every negotiation will be different just felt a bit unsure since all negotiations have been through my realtor. But thank you I will be checking out that book also.

@Ryan D. haven’t tried that yet but I will look into it. 

As of now I’ve been focusing solely on multifamily since I’m planning to house hack.
