Post: How much rehab do you do on your own vs. contract out?

I hate doing anything related to work. To me, rehab is work and I hate that part of it. My teenage son likes to do it, I make sure the contractors give him something to do, so he can learn. 

As  the investor, my value is in finding properties not in swinging a hammer. Even when I try to install a light bulb, I always end up breaking something, so I stay clear of anything that looks like handiwork.   If your time is worth $100 per hour, doing a $20 an hour job is like throwing money in the pit. Some people think they will save by trying to do it themselves. I have news for you, unless you are a professional you should not even contemplate doing anything you have no clue about. I once read about a billionaire who tried to inspect his roof at night, he fell and killed himself. He could have hired a professional at $20 an hour to do the same job. So be careful what you spend your time on.

@Brie Schmidt, fantastic story. I love it. Taking action is the only guarantee to making a success of your passion. I love the fact that this does not seem like work to you because its your passion. I often tell people that , to me,  "work is fun and fun is work."  When you work at what you love, its like having fun all day. Keep it up. Have more fun, because it will give you more wealth.

@Glen McCrorey.. Congratulations. I did the same thing several years ago and I have never looked back since then. 400 houses later, I am now teaching others how to do it. Most people are not able to quit their jobs because they have too many expense. When you have no source of income, you need to be lean in terms of expenses because you don't know when the next paycheck is going to show up.  Thats was how I survived my first few years. 

Its okay to have a job, but for those of us who took the courage to strike out, we keep the American dream of entrepreneurship alive. I'll be rooting for you and anyone else who wants to make the move. If you need the support of other investors in terms of advice, I am here too. Just drop me a line or call me. I am working on my book as we speak. It should be out in Spring. Its called "The Magic of Real Estate"  It chronicles how I bought and sold over 400 houses starting with $298.00

What kind of real estate book/s did you find very helpful? Do you follow writings and published books of a particular writer and see to it that you get one? If so, who is that writer? Why would you recommend the book/writer?

@Daniel Coleman I introduced Real Estate to my son at his young age. You can also learn and start building your better future now if you are determined. Property locating/hunting is one way to start it with. Continue reading forum posts here, visit real estate websites, and join groups of people who are in this business.
