Miami is hard bro, I live there too.

I would find properties that are in Miami structured creatively, allowing you to cashflow more from the get go. Get connected to wholesalers and those familiar with creative financing like myself. Only way to cashflow right now in Miami is by buying a home under market value (but they get snatched quick), buying it on terms (creatively structured but this requires off market lead generation knowledge - though totally worth it), or renting by the room AKA padsplitting.

Duplex rented via section 8. Bought it on a Subto Hybrid acquisition where basically the seller is allowing me to take over his mortgage and is also carrying a note for me @ 0% rate. Great deal.
