Fix that credit and within a couple months and you should have enough to put down for a property in Texas. Many good areas there.

I calculate both current and pro forma numbers. I’d be honest about the pro forma numbers as it’s easy to manipulate it for better numbers. To get market rents it has to be updated inside. Sounds like a solid amount per door! 10k under market is good if your just buying and holding to scale your portfolio with cash flow.

I process forbearances everyday for COVID 19 impacted borrowers. Latest forbearance I’ve seen so far is into October of next year. But I don’t doubt it’ll continue further even into 2022. Maximum allowed days is 360. If you were current March 2020 before the pandemic really settled you can have the whole balance of missed payments deferred to the end of the loan as a subordinate lien or modify the loan. Many people will keep their homes. The people who are scared are the ones selling their homes now or who have bad credit reporting prior to COVID. I’m not waiting for a crash. Maybe a correction but nothing major.

I work for the foreclosure dept in the COVID field. Forbearances are being extended til even October of next year. For landlords this can be good but for what it’ll mean to tenants I’m not sure. In other words, a lot of protection measures are being extended on both sides.

Hey I hope you flourish.

I’m a day trader soon to trade for professional firms, and we often have to think if price will continue or “correct” much like this crash your anticipating. I deal with this feeling you have every single day, every trade. But every pro trader knows that the best time is ‘now’. Don’t anticipate because it may never come. The crash has begun with this pandemic, this should be good enough in my opinion. Interest rates are extremely low. The sooner the jump the better. Anticipation is gambling and hoping for a market correction. Good luck.

I feel like the closing costs are cutting too much into your liquid. Shop for lower closing cost rates, consider a HELOC, or wait some time and let the equity build.

Capital expenditures is usually separated as another expense apart from maintenance/repairs. Typically, many investors allocate between 5 and 15% of the rent for CapEx. Thats the biggest one in my opinion.

Make sure you have all expenses factored in, like utilities and any other expenses similar. Last thing you need is a surprise that the expenses are greater than calculated!

I am a loan servicer in this COVID pandemic issuing forbearances and I see the amount of distress many home owners are facing with keeping the house.

Forbearances right now are being extended til even may of next year. Within a year or so we should see many more foreclosures that are currently being prevented by the cares act forbearance program.
