Quote from @Malcomb Stapel:

@Ghazi Shehayber I'm not a fan of the BRRR calculator personally. Since I roll our rehabs through the bank financing I just plug the rehab number in with the purchase price in the top line of the rental calculator. It's all getting rolled into the note at the end, so the calculations are the same. Also, if you go up to learn > webinars you should see one for Brandon doing a breakdown of how he uses the calculator. If you haven't already watched it, that would be a good starting place.

Thank you Malcolmb, I shall take a look at that webinar!

Hi there. I'm at the point where I am starting to attempt to analyze deals, but I am finding it a bit confusing. I've been trying to use the Rental calculator as well as the BRRRR calculator provided in the tools, but I'm unsure as to when you would use one over the other, and how would I properly take into consideration when I am using a private lender to fund my purchase, as well as perform a cash out refi afterwards?

I'm primarily focusing on small multi-family right now, but open to single family.

I was hoping I can just get an extra pair of eyes that I can run some deals by to make sure I am actually doing it right. Thank you in advance!

Good afternoon @Jonathan Klemm and @Bob Stevens & thank you for the warm welcome :)

Currently, I work in the tech industry, but I also own a marketing agency. I'm able to look for off-market deals by reaching out directly to home owners.

In addition to that, so long as I can build a solid business relationship turned into lifelong friendships, I wouldn't hesitate in bringing forward future deals I come across to collectively invest in. I don't exactly have a "question", but more so was hoping I can some run some things across someone in the mean time to address some gaps in my knowledge. I'd like to ensure I have all my ducks in the row - process of me finding a deal, running the numbers, getting bids on rehab, closing, and refinancing.

If there is anything in the mean time that you believe I can help with, please don't hesitate in letting me know. Thank you gentlemen!

@Barry Ruby I appreciate your generosity! I feel somewhat confident, but there is still room for improvement. If you would be so kind to send me any material that you feel will be beneficial to me, I would greatly appreciate it. Thank you again!

Greetings,

I am Ghazi, residing in the Chicagoland area, and I am relatively new to the field of investing. I have dedicated considerable effort to acquiring knowledge by engaging with podcasts, reading books, and actively participating in online forums to absorb insights from experienced individuals.

Currently, my primary focus lies on Multifamily properties as I aspire to specialize in this domain and develop expertise in its intricacies. Although I have conducted extensive research and feel prepared to embark on the search for properties to consider making offers on, I am eager to connect with a seasoned Multifamily investor on BiggerPockets. Ideally, I am seeking a mentorship arrangement wherein I can seek guidance, address any knowledge gaps, and gain confidence in navigating transactions. Additionally, I am interested in availing your expertise to review my findings, provide recommendations on the most effective approach to the process, and assist me in identifying investor-friendly contractors and property management services.

I understand the value of reciprocation, and I aim to establish a mutually beneficial business relationship with you. By collaborating, I hope to explore future investment opportunities together. As emphasized by David and the individuals featured on the show, networking plays a vital role in this industry. Once the initial investment hurdle is overcome, subsequent endeavors tend to become more manageable.

If you would be gracious enough to spare some time from your schedule, I would greatly appreciate the opportunity to engage in a lunch or dinner conversation with a fellow Multifamily investor residing in the Chicagoland area. Your insights and guidance would be invaluable to me as I embark on this journey. Thank you sincerely for considering my request.

Thank you Jonathan! I live in the orland park area. I feel like the next steps I need to take, is find investor friendly contractor, agent, lender, and property manager, all local to chicagoland area. Any recommendations would be greately appreciated, I see you already suggested a few agents. Thank you!
