Unit house in a 3b 2b duplex and I'm not quite sure if this is a home run deal or I am missing something. Any advice would be loved!

Hello all!

I just purchased my first home in December of last year, and thankfully still have enough money to possibly put money down on another house. The only issue is my monthly income wouldn't allow me to be approved on a loan. I am planning to house hack my current house to counteract those bills. 


I do want to do the first couple of my deals more traditionally to get my foot in the door (MLS) rather than owner-financed to have as much protection as possible as I've only just bought my first house. Any advice is greatly appreciated.

@Scott Mac I greatly appreciate the info becoming organized is definitely something I need to work on. As far as staying safe with certain terminology would it be safe to say it just takes time to become familiar with it?

Hope this finds everyone well,

My name is Gevin and recently signed on my first home (new construction) and I couldn't help but feel overwhelmed with the major stacks of pages of contracts being signed. I'm currently in the military so I know how the world of signing contracts goes but never have I signed hundred of pages! 

If anyone has any advice for learning and being safe with contracts without spending weeks going through it with a comb greatly appreciated! I realize this could just be because this is my first house and feel overwhelmed.

@Bryan Noth Yes the HOA doesn't allow cars on the street overnight which is definitely an inconvenience and slightly worried about that as it is a 3 bed with a 2 car garage. Any advice other than just seeking more information from the HOA as far as guidance goes?

@Bryan Noth Yes there is an HOA which their only stipulations any people I bring in to rent have to get them approved through someone and the shortest contract I can have is 6 months.

Hope all is well!

This will be the first house I've bought and it will be in a new build in a gated community that I'm intending on house hacking. Super curious if anyone has any experience doing any rentals/house hacking within a gated community and of course any info to calculate how much I could possibly charge per room.
