House Hacking Within a Gated Community!

Hope all is well!

This will be the first house I've bought and it will be in a new build in a gated community that I'm intending on house hacking. Super curious if anyone has any experience doing any rentals/house hacking within a gated community and of course any info to calculate how much I could possibly charge per room.
