@Jonathan Johnson  Every city is different so you should check w/ a lawyer.  Or just look up your city's tenant laws online.  The most painless way is probably to just offer cash for keys.  As far as getting the smell out, I've heard great things about  "ozone" cleaning.  That seems to be very effective but I haven't had to use it yet.  You can absolutely write a no cat's policy.  If she hasn't paid rent in 15 years, I'm assuming she's not on a lease.  Just add it to a new lease and tell her if she doesn't sign she's gotta go!  Good luck :)

@Alexander Lang You should also look into moving your money into a self directed IRA or a Solo 401k. Both options have pros and cons so just make sure to look into which one fits your personal investing style better. Good luck on your next deal!

@Julia Vang Hart  I've never been to one of their shows/ seminars but I would go if I had the chance.  And it was free.  No harm in checking it out.  You already know they're going to try and upsell you on something.  More than likely you'll be asked to purchase their "system" for house flipping.  As long as you go in with eyes wide open, what's the harm.  (Assuming they don't make you sign a non-disclosure agreement) Let us know how it goes!

@Paul Smythe Keep looking for deals and keep networking.  If you find a great deal but you have limited funds your solution could be to partner w/ someone.  If you establish good relationships with people now it stops you from "emergency networking."  As in that person who only calls you when they need something from you.  Good luck on your first flip; keep us posted!
