@Jay Herman Welcome to BP! I think that's a really clever idea. I agree with some of the other posts; This may be one of those situations where you're better off not asking for permission first. I find it very unlikely that anyone would find out, let alone even come check on you as long as the payments are coming in. However, no one on BP can, nor should, give you legal advice about this. You should talk to a lawyer first to get an official answer as to what'll happen if your lender finds out. If you want a free and official answer call the FHA directly and ask them. However, once they know you've asked you can't plead ignorance down the line. Good luck to you either way!

@Nakisha Henderson  Welcome to BP!  I don't think there's necessarily right or wrong answer to that question.  If you look around the forum this topic comes up quite a bit.   Just keep in mind that getting, and maintaining a license isn't free, so make sure that the benefits you'll get from having it will outweigh the costs.

@Sabrina Kane  That sucks!  I'm sorry this happened to you.  Since you had this under contract you definitely have grounds to sue.  Not sure how much you spent on this deal but you should try to get your money back at least.  With that said, I agree with you in wanting to keep things drama free.  Depending on the amount you lost it might be better to just put them on the "never work with these people again" list and walk away.

I found the ones that I go to on meetup.com; not sure if you'll find any in your area there but definitely worth checking out. Good luck in your investing :)

@Melissa N.  Congratulations on your first deal!!  The only other thing I can think of off hand is to get copies of the leases.  You should reach out to local investors using the "Find Members" tool.  This way you can directly ask someone who's invested in these type of properties.   Good luck!

@Ben Unger  Welcome to BP!  If you're going to house hack you would run the same analysis but make sure to factor in that you're living in one of the units.  House hacking is a pretty prevelant topic on this site.  Make sure to take a look at that videos/ articles/ podcasts that discuss this topic in greater detail.  And look for local investors that have done this.  Good luck!

@Account Closed  I'm in the same boat.  I've decided to get my license and not use it as a broker.  I want the advantages that come with the license.  Not sure about your market but in mine, there are cheap brokerages you can join where you can get 100% commission and pay low monthly costs.  I suggest making a pro and con list for yourself.  It made sense to me given my situation but I'm not sure what you plan on doing w/ your license so maybe it won't make sense for you.  Good luck on your test if you decide to go for it.
