I have a medium sized amount of money in a Self Directed IRA. I want to be more aggressive with this money and put it in a small to medium sized privately owned commercial real estate company. Does anyone have any suggestions of company with a solid business plan and good people who have a good track record? Thanks.

Hey BP,

I got out of the Army and moved down to DC a few weeks ago. My short-term goal is to use my VA loan as a way to make my first purchase and gain some experience. My long-term goal is to buy and hold multiple properties and use the rent as a source of passive income.

For my first purchase, I want to buy something that will be affordable while I live there (no more than $1000/month after rent from tenants) and cash flow positive when I move out after a year. I am looking to spend between 300 and 600k. I have conflicting guidance on 2 parts of my decision; Whether I should buy in DC or Va, and if I should purchase a condo or a house.

I know the DC market is aggressive. The advice I am looking for is what is a better investment that will get me the experience needed to grow my portfolio. I am also looking for some opinions on what the market will look like in the next few years. The growth over the last few years has been huge. Will it abate in the next few?

Any input or advice that will help me narrow my search is greatly appreciated. Thanks.

I am looking for multi-family houses with decent cash flow in the DC Northern Vriginia or Maryland area. Bigger pockets, I'm a veteran who is getting out of the Army in the near future. I'm looking to start investing in Multifamily homes. Because I have been transient while in the army, I am looking for a town in the northeast to look at houses. I am interested in an area that has good cash flow prospects and opportunity for growth. Does anyone know any areas I can look into?? Gerard

My name is Gerard Connolly and I am an officer in the U.S. Army. I plan to end my time in service in October and return to where I grew up, Queens NY. I am interested in investing in duplex/triplex/quadplexes in this area. I have 3 questions: 1) What Is a good area in queens/LI to start investing in real estate? The house prices are generally above average. 2) BP has a few good analysis tools. Does anyone have a template that tracks their properties' performance that they are willing to share? I am trying to see how tracking multiple properties over the long term works. 3) Does anyone know an investor in this area who needs someone to lend a hand and who I can learn from?
