HOT!!!

100% of the rent is covered by KCDC. It will need the standard post-tenant repairs if the current tenant moves out (paint/carpet), but was updated in the last five years and since the tenant has another 6 months on her lease, it needs no immediate attention. I have ordered a home inspection for this week and would be glad to share it with you. The metal roof could use an update but is not currently leaking or faulty. It's just ugly.

I put it on the market for $58.5k. I estimate the ARV at ~85K, so even if the roof is faulty($7500), it is priced very reasonably. Please let me know if you're interested!

I'm a full time investor in East Tennessee. I'm shopping around for a new general contractor, one who can accurately estimate rehab costs with 5% (barring the unforeseen) and work on a schedule. Hello,

I am considering buy a 48-unit motel with a leased restaurant, pool, and gazebo. This would be my first commercial property and am looking for all resources and information regarding motels specifically. Much of what I've seen on BP is multi-family and apartment oriented. Can anyone point me in the right educational direction?

Hi George McNeil,

This is the first house I've tried to wholesale. I don't think it would make as good of a flip as it would a rental. I've got a strong marketing campaign going and am exploring what to do with properties after I get them under contract,

Aside from first-hand knowledge, talking to neighbors, etc., I use city-data.com to research areas.

As I'm still just launching my real estate career, I've been using a general contractor. I understand the mark-up, but I see it as paying for my education at this point.
