Haha! I'm sure you've seen this before....they're also called stock tank pools. Looks like this.

 I gotta say, I kind of love the cowboy pool now.  Learn something every day.


They're unique and pretty cheap to set up. You can actually connect an RV water heater to them and convert them to a hot tub type situation. Can be a vibe for sure haha!


 Even better!  For the right property, I think it totally makes sense.

If you want a 2nd home here for sentimental reasons, that's one thing.  If you want to make any money, Vacasa is not the way.  If you can't find good boots on the ground, you just won't be successful here.  Not getting called back / and major Vacasa presence...These are both big red flags to me.  Find a place with more infrastructure for cleaners / handymen, and find a good cohost or self manage.  You can go visit the sentimental place with all the cashflow you make.

I would say don't get too caught up in this fee or that fee.  Plug it into your numbers, and if it still works, pull the trigger! I try to focus on the bigger picture / scaling to more properties.  At some point, if you take a $100 cashflow hit for a rando fee, it hurts less if you have scaled to 10-20 properties.  Congrats on your first buy.

A person who booked my place claimed it was too steep for their AWD to climb, which was a red flag to start because she should have had no trouble. A number of other signals got me suspicious. It became clear to me that she never had any intent on staying there.
