I have read where other REI's have operated under an LLC which is umbrellaed under an S-Corp for tax purposes. I am in the process of pulling my RE properties under a "business" entity to separate my personal business from my "Income" business. Any advise or insight into this strategy?

Looking for leads for a Sub 75K equity lender. I'm looking to purchase a Condo for a selling price of 70K. I haven't found an investment lender that wants anything to do with such a small loan, which will be around 55K after down payment. Conventional lending isn't an option on this deal since I am in the process of two other loans at the moment and stretching my DTI.

I am much like you.  I have a few rentals that are paid for and two that have conventional mortgages.  I'm also looking to vamp up my purchases and looking for information and lenders for buy and hold purchases.  I've also thought about portfolio loans, but don't know enough about the pro and cons of such a loan.
