I always wondered about that type of situation, the seller agreed on the asking price but they need to know your intentions so that they are comfortable with that, there getting what they signed the contract for so i don't think they would mind since they did agree on the set price at signing, but on the other hand if they did not know your intentions on making a profit off them, it might be a good idea to be ready for a bar room brawl at the closing table....lol

county records are a great place to start in searching for the owner of a property. even the neighbors might know the owner of the property.

the earnest money or say the deposit is to keep the buyer to his or her word technacally speaking,,if their serious enough to go through with the purchase, then they will abide by the agreement of the assignment contract, even if they must pay 500 to a thousand for the fee before signing. thats just extra for their promise to buy the assignment! now if you were selling the assignment for say,,,,5 thousand more for the profit, then at closing you get your 5 thousand (not including the thousand you already have as the fee or earnest money) the assignment fee. so thats 6K altogether!!

No disrespect biggerpro, but i do appreciate all the back pattin and congrats and all, but these deals im getting are for the serious buyers I thought were in here??? You might want to wake em up cause im on fire and their missing out,, they can't buy when their browsing...lol

Attention all property managers, owners, and agents, investers, wholesalers..

There is a couple by the name of Jeremiah Godfrey Sr. and Rhanay Smyth Godfrey that are posing as "Pastor & First Lady" of a non-existent church called "New Life Deliverance Temple, Inc" or "New Life Ministries, Inc".

They will have another person contact you on their behalf posing as the "church administrator"(Beverly Richardson, etc.?) This individual will tell you that the church will pay for the housing for this family and that the checks will come regularly. They always seem to be in a rush to move in because they are in a rush to move out of the previous residence they have defrauded.

Beware: the checks are written from "Best Bank" with one of the two entities titled above printed across the top. Best Bank says the account doesnt exist and the FBI is looking for these two. Should you cross their path, they are two African American individuals (male and female) with two young sons. He is a bald head man weighing about 250 and she wears her hair various ways but is currently wearing braids and she weighs about 145. They are driving a burgundy mini van. DO NOT RENT TO THESE INDIVIUALS, THEY ARE FRAUDS........pass the word around..

investers sounding desperate or motivated to buy on here are posting on here what they want to buy in detail, but, i get great deals, exactly what they want, and then ??????? nothing! im even skeptical of posting these two new deals im gonna get under contract on here, and they are the best deals money can buy i think,,,owned outright free and clear, movein ready at a huge dicount, one is over 70% below market,,and if i post em, i might get alot of reviews but probably no replies like the ones thats already posted!!! its really the people who has the money are the ones scared of what?? if there in this to buy an investement, to make more money on that investment, isn't that is why were doing this? or are they all talk and no show! its all about the risk!
THE BIGGEST RISK OF ALL, IS NOT TAKING ONE!!!
