well jon???wheatie?? what is that a nickname? she wont budge,, i offered 56K so i could wholesale to a friend of mine for 61K to put a quick 5 in my pocket but she is to stuckup on 70?
so i told her how long is she planning to be stuck with it, cause no one is gonna give what she's asking unless their really nuts!!

Ive got a friend thats selling her house and I'd like give you all the numbers so i can better understand if this might or might not be a short sale and ifso, if its worth looking into?

she is asking 71K with a mortgage of 65K, it appraised for 73K,,
any one is welcome to give me some insight to this....
she will not go below 70K

just got a call from the bank and all is very great!!! now there is another home in lannett al. not10 min from the first deal this morn, owner is financing his for 35K and for 5Kdown, after i get done with this post so im off again!! this house is a few min from the kia plant being biult here in west point, so i think this market is about to explode in all kinds of volume!! I'd like to ask jon holdman,,,what next?" any advise?

not a few hours, when i signed for the deed my watch said 9:26 when me and the new buyer was at the title co.,, when they gave me the check i looked again and it was EXACTLY 9:56

I was sitting at the house looking at the forums here. then looked at yesterdays paper,, and it had an ad for a very cheap fixer upper in valley al, for only 5,500,, not far from my house, so out of curiosity i went to look at the house, when i got there the house had major water damage from a leaky roof that would cost 20,000 just to fix it,
well by chance the guy who posted the ad was the rightful owner,( who was already there when i arrived )
I easily talked him down to 1,000 bucks and he agreed, well i was short on cash so i pawned my car title for a 1,000,,ok lets buy it, I signed the paper work in the front yard and settled the deal,deed and all on the spot!! well, a local invester showed up a lttle too late but after a disscusion with him, he wanted the property pretty bad, so i asked him name your price, and he said i'll give you 15K for it right now, we'll go to the title company he uses cause he had a lttle left over from a deal he bought earlier this morning.. we got there and they cut me a check for 15,000 dollars!!! i guess i just pulled off the fastest wholesale of all time!!

if i were you i would get all the info and all my questions answered on this site, then i would save the 99.97 for the info

must be sweet to get 5 grand for a little more time, plus a 1K for the assignment fee, and last but not least, makes a good profit at closing too,, stop,,stop, your rubbing it in to hard.

i just posted this from a logical point of view, please don't get me wrong on where the property has to be, but i will speak for those who are looking to buy in those areas to raise their families, like jon said, i was just contemplating.

it would be wise to add a clause stating if the end buyer needs an extention,( for to get the funding ) i'd make it so many days they will have to close on it.
say, no more than 10 business days,
and i'd change the on or before to on or around so it will benefit the new clause if need be.

investers and especially the buyers want properties in good safe places, like close to schools, parks, sports areas ect... places with low crime rates in up kept areas.
