Great idea. I think with the proper advertisement and clarification this could be a great way to create another income source. I am going to discuss this with my PM and find out if there are any renters utilizing this angle in my area. Thanks Ozzy Smith

I attended a seminar by Merrill RE and they have templates for different shaped kitchens, A,B,C options as well as other rooms. The key is temples are duplicatable but style and design time period are not. From a Interior Design perspective, when utilizing templates be sure to update designs, colors, styles. Once you have the basics; brand, item #s, color, unit, quantity, retail price then feel in the blanks. Someone mentioned photos from previous flips, great idea to create template of floor plans. Sounds like you've already done several flips & rehabs, you or your assistant can go thru your profile and start putting together template packages. If I was where you are, I would offer to do it. Thank you for asking this question Brad Smith @Brandon Turner touched a little about this subject on his weekly webinar, there is a discussion about it from his perspective that I need to find. I am in Santa Fe NM, and am wondering the same thing. I have been advised, as a newby, I should find a way in to a prestigious RE Office with a well know agent, be an assistant while I take the REL course. I was told that I will have a higher success as a licensed RE. My interest are not in selling, they are in investing. Creating Immediate income and long term residual income. Being new to the industry, I am not sure which route to go. All though I do see everyone's point of view who has responded to you. If anyone here has further opinion and is familiar with New Mexico State Laws and regulations, I would appreciate any advise.

Santa Fe is a challenging place for any business. I've learned, it's all about who you know. Finding the right contacts is difficult. I know a few great contractors & painters if anyone is interested for future needs. I graduated in 2012 with my ASA in Interior Design, I am not licensed but I've worked with a few designers in SF, and selectively on my own staging homes or commercial spaces. I have a 1 bedroom Condo in a gated community in Santa Fe NM, 10min driving time from beautiful Down Town SF Plaza, 20min from Santa Fe ski basin and access to walking/biking trails to all areas of Santa Fe. Fully furnished, washer and dryer. Access to our out door salt water pool and hot tub, fully equipped work out facility, and community room with additional washer and dryer.
