Condo Rented... It has been a huge learning experience. Now I understand why so many advise to invest in what you want to do as opposed to investing into purchasing packages with companies. Thank you to everyone here in BP who shared their advise. It has been very helpful! ~G

Great point! I did not buy my vehicle with a guru, or my first or second property. I did the research on my own, with guidance of the car sales men and real estate agent. 

This is a obvious point, but I needed to hear it. Point taken graciously. 

I am worried about financing on my end and finding the next deal, but I realize that choosing an area and studying it will help. I understand the law of numbers, talk to 10 people you might get 7 no's before you get 3 yeses. Financing needed at the time is narrowing it down. 

I need a plan to secure the financing before the next deal. So, what I will do from the examples you have given, is process of elimination. I can not get pre approved from a bank before my next project. Which means my next deal will need to be lease-option from seller, or owner financing from seller. With these two options, that would mean long term rentals until I could refinance, and at that point either continue renting or have the option to flip it. Depending on the numbers? 

If I structure a wholesale deal, that will help me build my capital for another deal. So, I would need to build relationships with investors, as in buyers. Correct? 

I need to learn more on soft money.

Thank you Richard Balsam, your comment has helped me think through a lot of different scenarios and help me pin point the areas I needs to educate myself in more.

Thank you for sharing your experience Julie. My expectations would be the same, guidance in getting my goals and finances in order. I have been exploring the difference in working with a company like RichDad or a financial local advisor. I have been leaning towards a local financial advisor, because I want to build a long term business relationship. 

To have a take on this either way? 

I think that it is great that you have the opportunity to mentor and pass your knowledge along. 

I agree with you on learning with BP. I listen tune in to the podcast daily and attend the weekly webinars. There is so much to learn...

@Brent Coombs, please excuse the fact that I did not write out that I am interested in Real Estate Investing. As I truly am. I was not thinking of my post to be negative, just seeking people's opinions on these companies. I'm sure there are people here who have utilized them, and maybe it helped build their business and maybe not. The fact is REI is a business, now I did not learn that from the gurus, I learned it from BP podcast and observing forums, along with a lot more great info.

I am currently in the process of renting my first property. But when it comes to moving on to the next, I'm not sure how I will get it financed. So, it's finances and knowledge that stop me. I am very grateful that I was introduced to PB, to have all this education available has helped tremendously! 

Which brings me to my original purpose of my post. Peoples opinion about these companies.

I recently attended a seminar hosted by one of the referred to as "guru" companies. I have attended two different company seminars since I started learning about real estate investing. ~Rich Dad Eduction & ~Fortune Builders Each company offers a great deal of mentorship and systems ect. at a very high cost. I understand the MLM approach from these companies and see how recruiting helps the companies grow. I can see how the systems, especially in one of the companies can be very useful and helpful. I also listen to BP podcast, webinars and read the forums and I have learned so much from these sources. Thank you BP! I've heard multiple times that the investment on these guru companies is not necessary. But I've also heard that they are helpful. I'm not looking to get rich quick with REI. But I am looking for a strong, steady, supportive income that will benefit me, my family and others who need income. I want a business that will finance others with jobs. So, I'm looking for some advice from everyone. • If you've utilized these companies to learn and build your business? • Which company did you choose, if so? • If you've attended and chose not to, why? (The biggest why is the cost.) • If the cost held you back, and if you could have found a way to pay, would you have? I do not have the business or financial experience to put together a business plan. So these companies appeal to me. I realize that no matter what, to be successful you have to put in the work. So do you invest in one of these companies for guidance and systems mostly. Or do you invest in a property and figure it out as you go. ~A little something about myself. I like order, to know what's going to happens step by step. I don't need someone to hold my hand, but need guidance. As a newbie, as I get introduced to these different options. I am just curious who has done what. What route did you choose and why? Thanks G
