Sounds like you need to hire a plumber. There is literally a ton of things that it could be. Turn the water off

40+20=60 

8+7=15

15+60=75

I would say I dissect it lol. growing up they wanted me to stack the numbers and carry them I guess you'd call that the traditional way. My brain just dont work that way.

Word of mouth is the best way to find good contractors. I own a plumbing business and spend very little on advertising.

Facebook is a great place to market to specific demographics. living in a tight knit community, theres alot of local private groups where people are always asking for contractors. The best part of that is the people recommend us, we dont even have to spend any money to place any ads. Google Mybussiness has also been excellent.

I'd say join a local FB group in your community because people are constantly referring contractors there.

When I walk a property the first things in look for are roofs, foundation issues, termite damage, environmental issues, septic issues etc.  The general "infrastructure" of the house needs to be in good shape think HVAC, plumbing, electric. You want to make sure the big ticket items are in okay shape. Probably a great idea to get a home inspection! 

What equipment a DIYer has is limited to their capabilities. You dont need to go blow money on fancy new tools if you have no experience running them. Try doing basic tasks first like painting, basic carpentry and learn from there. Otherwise you're most likely better off hiring work out if you have zero construction experience.

It's a good idea to keep the business and personal stuff separate. Makes the finances way more organized. Should ultimately make accounting and tracking profits easier as well.

I never said they weren't my accountant is awesome. I'm saying people are to quick to try and find a reason to go deeper into debt.

 You got me, gears slipped a little. Point of what I'm getting at is it's just a metric used to quickly evaluate If it may be a good deal. 1% rule is something I hardly consider when looking at a property. Why? Because there's more to the whole picture. I'm not in the world of finance but to me cashflow is more important than rules of thumb which is why I say to put more down because ultimately the more % of a property you own the higher your cashflow should be.

Honestly I know alot of people will disagree with this statement but just work on paying off your current car and save your money. Talk to your accountant. If you use your car now for business related you're probably missing some tax writeoff. Yeah you could write off depreciation on a company car. So what you still have to pay for it. Whether it be from your w2 or your investments cashflow. 

Most Americans work and get raises then put themselves further in debt. Almost always the first thing a employee buys when they get a nice raise is a new car. Dont repeat the same mistake of going into further debt and trying to use your 2 rentals to fund a car payment.

we are head to head with Lennar they are building the 70 homes next to us its just out of this shot.. but they are sold out. and our product is far different ( we are semi custom) they are production. so our price points for the same sq ft are about 100k higher per house.

Its amazing how large Lennar has gotten. I had no clue they stretched coast to coast. Until reading your other post. They're doing 3x major projects within a 30 minute drive that I know of. I'll have to check out the website on your development when I get a chance. 

Sounds like everything is going awesome on your project too. You outta write a book on development!
