I used to work for a big builder in the Bay Area, always loved watching projects progress.
Funny you should mention that.. I came from the Bay Area and I too worked for a large syndicator finding and running some of their land developments mainly in the Sacramento Sierra foothills . Although I did do one project in Contra Costa county for them.
But when I got to Oregon I was getting my coffee at a little Coffee shop I would frequent before I headed out to look at the timber lands we were buying and Logging.. right next to them was a builders office.. I popped in once just to say Hi ( Oregon was is very much like that) And he went on to tell me he was one of the top 20 builders in the state.. I figured wow he must be building 500 plus homes a year ( you know CA perspective) and I asked he said he built 30 homes.. Light bulb.. I thought 30 homes man I need to check this out. So with some research I found out that in the PDX metro area ( this was before public builders got here) no one really did more than about 200 homes and the vast majority of the 6 to 7k homes a year being built were by mom and pop 5 to 10 homes a year .. So in those days you had LOT developers who only developed lots so say someone developed 50 lots they would sell 5 lots to 10 builders and then the project was built out.. I thought shoot I can do that.. so I bought my first project in Beaverton and was the first to pay 100k an acre ( you know crazy CA paying too much) but I was also the first one in Beaverton to sell a lot for over 100k. So thats how I started .. then the next step is to be vertically integrated like you see here were I tie up the dirt I get all the entitlements I build the infrastructure and I build the homes.
To get lots these days is very tough and the little builders have been pushed out by the big corps.. Lennar DR etc. We even have Toll brothers now..
So for now feel Blessed and Proud to be able to pull this off.. Not only for me and my co partners but for all the subs we hire who make great money and the whole trickle down effect that doing a 50 million dollar project creates..
