Great post and replies, everyone. I agree with those who suggested fixing it Right. I have participated in the cutting out and repair of an upper apartment cast iron stack that involved pulling sink, countertop, and cabinet; busting out drywall and cutting studs. But, nonetheless, it is the type of problem that absolutely has to be fixed right, to ensure that you don't have to repeat the process twice for the same leak.

I'm a real estate newbie, so I'm sorry I can't offer any solutions just yet. But, I did want to thank you for this post, because being able to enter and dissolve a partnership correctly (I think) would be important. I look forward to seeing what solutions others may have to offer, and hope all works well as expected in the end. Good luck to you.

A landlord I use to work for owns several rental complexes (several of which I kept maintenance on). About a year ago, he asked if I'd like to purchase one of those properties; an old quadplex, located 1block away from a shopping mall (and I'd say) in a pretty decent part of town. 

At the time, I wanted nothing to do with the place, because I had no money, no credit, and real estate investing wasn't even on my radar. Now that I've been a BP member for almost a month, I'm realizing what a great opportunity this would be if I did indeed acquire the property. Problem is, I still have no money and no credit. How can I now acquire that property?

If you were I, what would you do?

Plain and simple - yes - return the deposit. It is not worth the future losses due to bad karma. The money will always come back to you. It always does.

Hello, BiggerPockets!

Just creating this post to say Thank You. I started thinking about real estate investing about a month ago, because I have no retirement plan, no money saved up, and no other forms of income other than the bathtub refinishing company I have (a company in which I work for, and not the other way around).

At any rate, two weeks ago, after going back and forth with myself, I decided to become a BiggerPockets member. And already, I have learned so much about the art and the science of real estate investing. The webinars and videos are Great! The tools and networking are excellent! But, what I've found most helpful and most informative are the forums!

I started coming to the forums only a few days ago--and, boy, have I learned a lot in a very short period of time. The posts of others have given me an opportunity to participate, directly, in what would otherwise be an overwhelming subject. So I am very grateful for that.

Even though I am new to the idea of investing, I have given myself until June, 2018 to make my first purchase. But, I first want to take time to thank BiggerPockets and the BiggerPockets community for this great site and the wealth of information shared by all of you, out of the kindness of your own hearts -- and for that, I give thanks to you all.

I'm not sure if this is what you're looking for in a same day payment system, but money can be transferred instantly using CASH APP. I use it, and it has always worked well for me. What is follows is the link:

Hi Tom,

I've never had the experience of having to deal with a crime scene clean up. But for future references, my suggestion would be to contact some reputable property management companies in your local area, and see what they'll tell you about the crime clean up company(s) they've used. 

It might not be a bad idea also to YouTube the subject and to educate yourself.

Hopefully, you never have to call for another crime scene clean up, but in the event that you do have to call for one, I hope this helps.
