Allan, I'm not sure if this is the cause or not, but you may want to check the AC, itself. The AC, especially, a wall unit, will gather condensation in the bottom of its base, and can sometimes produce a smell of mildew when the unit is in use. If the condensation does not drain properly (to the exterior of the building) that water can leak inside, down the wall and up under the carpet. So these are additional clues you might want to look for.

Fred, I agree. I would not be comfortable with the landlord using the rental property's garage to store their personal property in.

Judy, I would say you may have to get a bit creative to cut the cost of your storage bill, but I would not encroach.
