Congrats on what looks like a great deal.

You said you are doing the work yourself. Do you have a background in the building trades?

Also, of that 20k, how much was cosmetic and how much was heavier stuff like roofing, hvac, electrical? 

What grade of neighborhood? Comps in that area? 

I ask because I am also looking at doing something similar in Cleveland.

I am looking to buy my 2nd investment property here in the next few months and was wondering if others have noticed more or less rental applications being submitted in the past couple months. I no longer use a PM, so I don't have that source to use as a sounding board.

Also, has the 'quality' of the applications gone up or down?

I am away often and was looking for someone who can handle some basic handyman tasks while I am away. This is basic stuff such as light plumbing, clogs and such. Maybe changing filters. Pretty basic stuff. Most of this would be maybe 2 to 3 hours at most. I would have used a service such as Takl but it seems to have disappeared when Covid come on us.

I see Akron is an easy drive from Cleveland and will check it out on my return in a couple months, but I would be interested in hearing from those who invest in both cities. I am mainly looking for multi family properties in the 50 to 100k range. I also am thinking of trying out section 8 and have heard from another member CMHA is getting a bit more difficult to work with. Anyone have experience with both housing authorities that can shed some light on the pros and cons of each?

I see many multi family units in my price range, but I could not find a map similar to James' Guide to Cleveland Neighborhoods for Akron.

Any help would be appreciated.

It would be good to get a collection on the persons credit report to help the next landlord even if there is no $$ recovered.
