Had hoped to get more info regarding bench trials in Cle regarding evictions. Seems like a stall tactic?

In Cleveland it seems to be a 2 part process. One to gain possession, and the 2nd part a month later for damages, etc.

Since firing PM back in June 2020, the sewage bill has not been paid. I got a door hanger in December and paid bill. Seems bill has been going to PM and I had no idea. Thought it was part of water bill. Yea, yea..Live and learn. 

The house is sold, this nonsense is a hail mary from a tenant who could have re-signed an extension back in November. Now her lawyer is claiming 'Retaliation'. Throwing it all at the wall to see what sticks I guess.

Any experience with 'Bench Trials'?  Her legal Aid lawyer who was notified 2 days before first hearing got a one week reprieve. He also notified me regarding his request for a 'bench trial'. 

Tenant is M2M since June and has not paid rent and utilities since November.

Anyone have experience with this?

Any updates on CLE area str’s. My place has an offer, but would think of this as a plan ‘B’. I did see some decent places on the AirBnB site. And my duplex in Brooklyn is damn near walking distance to MetroHealth.

@James Wise Thanks. Good to hear it's not too bad for section 8.

@Tom Ott Thanks Tom. As I was thinking Section 8 I'm not sure how economy would affect other than tenants ability to pay their share.

I used to own/manage a scooter rental business in the Keys. I was ALWAYS just the manager. As owner it was felt you could cut them some slack. Much easier to just say, 'hey, I just work here and I'm only doing my job'.

My previous PM let tenant in my duplex know I was the owner and that created issues.

Thinking of lower entry SFH's and saw a couple in this area. After search I found this thread. Anyone have rentals near the park? Understanding areas in a single zip can vary widely, I was looking east of the park close to where OP was looking over a year ago.

I was looking at a property just on the East side of the park. This would be Section 8 as suggested. Has the area gotten better or worse in the year since the last post in this thread? I would of course drive the area upon my return, but wanted the opinion of anyone familiar with the area.

Any other suggestions for areas with low entry SFH for S8 rentals?
