I have 2 houses I am working on renovating and I still work full time. I usually do allot of the work myself to keep the cost down and I don’t have enough money in the budget on both projects to hire everything out. I’m looking to find someone that may know a little and I can hire him to help me. I was wanting to get some advice on where to looks

I have a property I’m trying to rent and we have it advertised as no pets. I have some people that are interested in it but they say they have a service dog. I don’t know what the laws are on this and I don’t want to tell them no pets if I can not turn down people with service animals.

I just wanted to hear from some people that might have dealt with this issue or know more about it.

Great question, I have been thinking about doing the same thing. I have a few long-term rentals locally, but I am wanting to invest on a vacation rental, and eventually have a place to go to that is paid off.

Hey Isaac. I live in the Columbia area and have been working on growing my rental portfolio. Welcome to the Columbia area.

I have had rental properties for the last five years and have slowly built up my portfolio. I have now 11 properties and my wife is doing all of the property management and also the books. We have used spreadsheets and a few different apps to try to keep more organized but every year we keep accumulating more properties and we are trying to find some kind of software that we can do the property management and all of our books for the company in one program. We also have a partner in a few of the properties so we are also managing two different companies. I’m looking for some advice Of what people are using right now and try to get some ideas what direction to go. Thanks in advance

I always do a nonrefundable pet deposit. And it sounds like the tenant is being upfront with you. I have had tenants tell me that they don’t have a pet and then find out later they do. It does not sound like they are being unreasonable but I always make them sign on the lease another form that if the Pet does any damage to the property that they are liable for it. Typically I try not to do patch but unfortunately most tenants have some kind of pet. Mark Frattini

Thanks for all the feedback. I am going to try to get some answers today from the state and try to get to the bottom of this.

 I have an old rental house that I have had tenants living there for two years. I got a letter from the state saying that the tenants son was seen at the hospital and has a high level of lead in his blood system and they are linking it to material in the house. I tried to get a hold of the state department today and had no luck. I just wanted to see if anyone had heard of this and what I should do next? I am going to try to get a hold of the state tomorrow to get more answers and I tried to get a hold of the tenant and have had no luck. The house is almost 100 years old and I have had tenants living in there for seven years now and have had no other major issues.
