Thanks people for the feedback. Yes it’s seems more costly to hire a PM for Airbnb since they’d have to come in so frequently. I’d have to be present. Albert. Why not Airbnb to local people?

Jerry. Have you resolved this already? I thought I read somewhere that Honolulu city was giving a Grace Period for unpermitted work to be brought up to code. City website and few calls is a good place to start.

Anyone here doing Airbnb? How’s it working out? Getting bookings? Average NOI? Pros/cons in San Jose? I’m looking into doing this for rooms in my house or potentially the whole house

Thanks for that information. Yes I like that you’re only conditioning the rooms you want vs the whole house. But for a remodeling it’s quite expensive unless you’re opening up the drywall. Since I already have existing central air it’s cheaper for me to replace the compressor and furnace vs installing a whole new mini split

Ring camera units are easy to mount most anywhere and relatively small. You can plug in or run off the internal rechargeable battery. But you’ll need WiFi which might be difficult to have going while remodeling

It seems to fit the “like kind” properties definition. Because it’s not just the type of property you purchase but how you use it. Example If you’re living in it only the portion that’s for investment is tax-deferred. The portion/percentage that you occupy (again if you’re living in it) would be subject to potential taxable gain
Bidding on a property without seeing it is always a gamble. I’d I only bid at worse case scenario numbers and walk away at a finite point. Then just wait for a property you can properly inspect and make a more realistic bid.

Turns out they're quite expensive to install in remodels.  Better if new construction with exposed drywall, like most other mechanical and electrical systems.
