$1500/room in Milpitas? Where did you arrive at that number? Rents are high but I don’t think quite that much. And roommate situations are more challenging. Maybe come up with more realistic rents and remember the vacancy factor while looking for suitable roommates.

Hi John C. Valley Home Development had the best out of three quotes I received. I checked out some of their current builds too and they looked good. But like someone else mentioned their prices are going up. They’re also booked out about 8 months. The planning department is Your friend. Most codes are one bedroom only but SC county could be different. Once you become familiar with your building codes then start getting quotes. Hope this helps

Another interesting thought. If she has any mental issues that could be a ghost later. Like if she has dementia or other cognitive impairment. If she’s a hoarder good chance she has some mental health problems. And if she signs a contract it could possibly be deemed elder abuse that we took advantage of her. Also if family later on decides they want the house it can cause headaches. I’m in the same situation with a property I’ve been looking into. I might call a RE attorney to see what my options are

In San Jose and per codes I’m allowed to build an accessory Dwelling unit in my backyard. But our local neighborhood HOA CCR might prevent it. This is a single family residence not condo. 4. Use of Lots. The Lots shall be occupied and used as follows: (a) No Lot (as "Lot" is defined in paragraph 1 (b) above) shall be used except for single family residential purposes. No dwelling designed for occupancy by a single family shall be occupied by more than one family, nor shall any such dwelling exceed two and one-half (2-1/2) stories in height. No structure of a temporary character, trailer, tent, garage, or outbuilding shall be used on any Lot at any time as a residence either temporarily or permanently. What’s your understanding of this bylaw as it reads?

I’m going for building an ADU. Can you folks share your designer/architects, contractors ? Much appreciated
So my case is different because I’m renting rooms in my primary residence. Since I have to pay for the utilities and then have them pay me their share, aren’t we supposed to claim it as income? At least I read that somewhere.
Is it more advantageous to have tenants pay for utilities which we’ll need to add as income OR deduct from taxes as expenses?

Oh yes. Permits of course. But I was only asking if it makes financial sense to do for ROI

Another plus is being able to represent yourself in deals/purchases and save those REA fees. That pays for the education and licensing costs right there. But again, I was mostly thinking for networking and MLS access.

But the Bay Area is so high priced right now that investing is just about cost-prohibitive unless you find that niche or pocket listing
